Reblocking or restumping a house is a huge job that requires a team of professional house re-blockers to assess the entire house and identify the extent of the problem. It’s for this reason that it’s difficult to put a fixed price tag on house restumping or reblocking.

Various factors come into play when assessing the price of restumping or reblocking a house including:

  • The size of the house
  • The extent of the damaged stumps
  • How many of the existing stumps need replacing
  • What materials are used in restumping, reblocking or underpinning (we only use high-quality concrete stumps)
  • Any access difficulties

*Also if there is insufficient height under the sub-floor, the floors will need to be removed and there can be an additional price to re-lay or replace the flooring.

Though we can’t give a specific price for our reblocking or restumping service, we can give a general guideline.

For a standard small three-bedroom house, the cost will be around $15,000.

**Please note, that not all restumpers/reblockers are the same in terms of quality, experience and materials, so if you’re comparing prices, make sure you take all factors into consideration and compare like with like.

Some restumpers may use inferior products or may have limited experience which ultimately causes trouble down the track.

We are professional registered builders, members of the Master Builders Association, restumping specialists with nearly 25 years experience and are fully insured.

We only use top quality concrete in our concrete stumps for restumping and reblocking AND we offer a 10-year guarantee on all our work.

The answer to this question will depend on both what’s covered on your insurance policy and how the damage occurred. In a general sense, building insurance covers damage from sudden or unforeseeable events like storms or fire. It doesn’t generally include pre-existing damage or damage from normal wear or tear. If you’re wondering if your insurance will cover the cost of restumping, then it’s probably a good idea to check your policy with a fine-tooth comb.
